Geographic Pricing Trends in Housing - Yillow

Geographic Pricing Trends in Housing

Geographic location is often a significant factor when it comes to property prices. Whether it's a bustling city center or a tranquil rural area, location plays a crucial role in the real estate industry. In this section of the Yillow, I want to present a geographic perspective on housing prices, highlighting the stark differences between Single Family Homes and Manufactured Homes. This is done through screenshots of the interactive maps that you can find on the Yillow Maps page.

Geographic Pricing for Single Family Homes

Looking at the Single Family Homes map, we can observe an interesting trend: the prices of these properties appear to be more city-oriented. Houses in and around urban centers, especially Seattle, command significantly higher prices compared to those located in other regions. This trend could be attributed to several factors, including the demand for properties near city amenities and business districts. However, it's important to note that these higher prices also often come with increased property taxes and living costs.

Geographic Pricing for Manufactured Homes

On the other hand, the pricing pattern for Manufactured Homes shows a different picture. Unlike Single Family Homes, the prices for Manufactured Homes seem less dependent on proximity to major cities. Manufactured homes, often located in specific parks or communities, can offer more affordable living options without being tied to urban centers. This price stability across geographic locations provides more choices for potential homebuyers who prioritize affordability and are flexible with their location.

In this short section, I drew a similar conclusion to that I found on the Feature Correlation page - Single Family Homes seem to be more dependent on zip code/what city they are in compared to Manufactured Homes. However, I think that exploring the maps yourself will give you the most insight as to how these prices depend with geography.

Because of that, please feel free to explore these maps on your own in the next section! You can also click on each dot just like on Zillow's own website to see more information about the property.
